The Tamil Nadu government on Friday unveiled a string of rules to streamline registration of unapproved plots and also to prevent conversion of farm land and water bodies into residential layouts.
Do you own an unapproved plot measuring 1,000 square feet in a municipal area? Now you can regularise the property by shelling out Rs 41,000 under a regularisation scheme announced by the state government on Thursday.
Besides this, applicants will also have to pay land use conversion charges of 3 per cent of the market value.
The Tamil Nadu Regularisation and Unapproved Layout and Plot Rules, 2017 notified by the government on Thursday mandates individual owners and layout promoters to apply for regularisation, failing which their properties may have to go without power connection, water supply , drainage and sewerage facilities.
The government submitted its plot regularisation scheme and the land use conversion rules to a bench of Chief Justice Indira Banerjee and Justice M Sundar, complying with its order given on Thursday.
The new rules, which came into force from immediate effect, exempts all unapproved layouts and plots, where any or all plots were sold and registered on or before October 20, 2016 from the purview of the Tamil Nadu Town and Country Planning Act, 1971.
Various guidelines have to be followed for the change of land use from the agriculture to non-agriculture purposes in non-planning areas by authorities including the collectors.
On September 9, 2016, the bench of erstwhile Chief Justice Sanjay Kishan Kaul had ordered a blanket ban on registrations of all unapproved layouts and change of agricultural lands into housing plots.
